Painting common area interiors almost always involves some wall and wood trim repair or replacement because these areas get a large amount of traffic and use. Some buildings have entry foyers that look like large high ceilinged Living Rooms and others have small unheated rooms. Some common area meeting rooms are adjacent to indoor swimming pools resulting in humidity and chlorine exposure. Corridors in larger buildings require a durable paint on intermediate fire doors, trash doors, and stairwell doors. A durable paint on any baseboards and chair rails also helps to keep the property looking crisp for extended periods. We suggest flat paint on the ceilings of long hallways thereby avoiding an "institutional" appearance. Lower sheen paints on long hallways also helps break up the institutional look.

Stairwells on the other hand are commonly painted a semi-gloss white to make them brighter and more light reflective. This is important if the stairwell is being used under the dimmer lighting during an emergency. Handrails, doors and door frames are best painted with Urethane enamels which are very tough and durable.
